The last update from the building team was from April and there have been several items to update
IDG had requested pre-construction services from a general contractor. These services mainly include review of the design drawings to get early feedback and pricing estimates. This past spring the building team evaluated the responses to the request for proposal from LCHope from four general contractors. This included reviewing the responses and interviews of their team members. The building team recommended Krische Construction Inc (KCI) out of Longmont for pre-construction services.
At the start of summer, IDG was continuing to work on the project design development phase. This included reviews with Berghaus for the organ, civil site review, updates to the design documentation, and working with KCI on getting price estimates.
By mid-summer, IDG noted concerns about the design fitting into the budget. In early August, the building team, capital finance team, IDG, and KCI met to discuss ways to fit the project into the budget. Value engineering ideas were discussed with emphasis on the highest impact ideas. Most of the discussion centered around changing the design of the floor to slab on grade from a structural floor, reducing the size of the new nave, changing the design of exterior of the new building, and changing the HVAC system. With all the ideas discussed and design changes made, certainly, progress was made towards budget reconciliation, but a significant deficit of around $1M still existed.
IDG proceeded to verify the feasibility of the ideas discussed and integrate them into the project. They updated the design documentation, and with the help of KCI, updated the cost estimates.
In September, the building team, capital finance team, IDG, and KCI met to discuss the project and review the value engineering design changes and new cost estimates. Feedback from the congregation indicated the scope of the project needs to include moving the bathrooms to address continuing issues with the plumbing and renovation of the narthex. Some aspects of the narthex renovation could be performed by LCHope. With the budget outage, and additional scope, it was concluded that an additional capital campaign would be needed for the project to be completed.
In October, IDG reviewed some landscaping alternatives for the exterior of the nave and presented an updated animated video of the exterior and interior of the nave which reflected the design changes from this summer.
